The Wellesley is located at the northeast corner of Smith Street and Edgewater Drive, between Vassar Street on the north and Smith Street on the south. The assembled parcels create a 2.52 acre development site.

The Wellesley was developed as a two-phase mixed-use project with the following components:

Phase One:

Colonnade Retail – a 20,000 square foot retail development that will be home to the new SunTrust Bank College Park branch, restaurants and lifestyle retail.

The Wellesley – a 107 unit, 153,000 square foot residential complex built over Colonnade Retail and the 269 car parking structure.

Phase Two:

Wellesley Terrace – a 40 unit, 63,000 square foot residential complex built on the eastern side of the parcel and featuring a raised terrace with parking below and the residential units arranged on the terrace facing Smith and Vassar Street.

College Lane – a private street created at the eastern edge of the property to provide a shorter route to return to Smith Street and Edgewater Drive. College Lane is designed to cut off traffic going east into the neighborhood.


Both phases of the Wellesley development have been completed and the residential component is 95% sold out. Residents of the Wellesley have a front row seat in one of Orlando’s great neighborhoods and enjoy the ability to walk to shops and restaurants nearby.
